Thousands upon thousands of mortgages were packaged. Sold as mortgage-backed securities during the real estate boom. If only a fraction were transferred in the incomplete manner of the Ibanez case, financial institutions could face major problems collecting on foreclosed properties in the future. In most foreclosure cases, a lender must serve the homeowners with a summons, notifying them that legal action is being taken to foreclose on their home. This process is coming under increased scrutiny as judges raise concerns about the method of serving summons. A notable example of this problem appeared in Florida in 2010, when Pasco County Circuit Judge Susan Gardner started taking note of the fees some legal service providers were charging to serve notices to homeowners. The judge worried these service providers were taking advantage of highly stressed homeowners, who would ultimately have the fees added to the total judgments against them in the foreclosure. Legal actions can move fast -- and fees pile up in a hurry -- in a foreclosure, and that can leave open the door for unscrupulous parties to take more than their fair share of fees.
The other major challenge was the development of ”cool” atmosphere models characterised by strong molecular absorptions and, for the coolest objects, by condensation processes (see Allard et al (1997) and references therein). As brown dwarf observations deliver data with increasing accuracy and level of details, modellers need to increase the sophistication of the theory, requiring new physical ingredients and processes to face the reality of observations. This paper, far from being a comprehensive review of the physics of brown dwarfs, will focus on some recent developments and novelties which I find exciting as they reflect a thriving and innovative field. This choice will hopefully provide guidance and motivate future generation of students and young researcher to work on the theory of brown dwarfs. The paper is organised as follows. I will first discuss current developments in atmosphere. Inner structure modelling respectively. I will then discuss young brown dwarfs. Current ideas regarding their very early evolution.
Professors Jonah Berger and Katherine Milkman, behavioral scholars at the University of Pennsylvania's Wharton business school, studied 7,000 New York Times articles in an extensive effort to understand why some of them made the paper's "most emailed" list and others did not. Perhaps more importantly, the pair concluded that the level of arousal of the emotions involved also played a role in something going viral. Content that drew on high-arousal feelings like anger, anxiety and awe became viral more often than those that evoked lower-arousal emotions, such as sadness. The easiest and most effective way to convey emotions is through headlines. Former Gawker Web virality guru Neetzan Zimmerman had a knack for drawing tens of thousands of views to simple blog posts that averaged no more than 200 words a pop. How'd he do it? Emotions may be key to going viral, but they're not the only thing that drives clicks and views. Never underestimate the power of human vanity. Think of social currency in this setting as akin to knowing a secret handshake or the password to get by the doorman at a New York City speakeasy.
This strategy is obviously very expensive and a lot of work, so it's tempting to put this in the "obsessive" category. However, it delivers serious results, and it's typically done by the hardcore enthusiasts with a true commitment to the lifestyle (and usually on cars that are a couple of decades old). And there's plenty more. The following eco mods are typically seen only on a car with a lot of other eco mods. The individual tradeoff for each mod is minor relative to cost and effort, but when they're all combined (especially on a car with the aforementioned drivetrain conversion), these drivers achieve some impressive numbers. Some eco-modded cars feature a solar panel on the roof -- not as a primary source of power, but rather to assist the battery on startup. It's very expensive for the tradeoff of taking a minor load off of the alternator, saving power and gas only at startup.

Originally founded as the Earth Science Corps, the National Map Corps is a group of volunteers who use GPS receivers to get latitude and longitude coordinates for structures in their communities. Those structures include hospitals, airports, universities, fire stations, churches, water towers and landmark buildings. In July 2008, the USGS announced it was suspending the National Maps Corps for budgetary reasons until the agency could evaluate how best to use volunteers to continue creating the National Map. Since then, the USGS has stopped accepting volunteer applications until it is finished evaluating how to restructure the program.
